THE MOST EFFECTIVE MARKETING PLAN IN REAL ESTATE
1. I will enter your home/property in the Metropolitan Regional Information System (Real Estate Multiple Listing Service) the exact day you list your home/property with me. The Multiple Listing Service is a very powerful tool that exposes your home/property to thousands of Realtors.
2. I will place a For Sale sign in your front yard with your permission that has my direct line number on it. I have sold many of my listings because people call me from my For Sale sign.
3. I will have a professional flyer created and placed in the brochure box on your front yard sign which will prompt the potential home buyer to get more information about your home/property through my hot line or web site.
4. Your home/property will be featured on the following websites:

www.Homesdatabase.com/sprebish
www.Craigslist.com
www.Zillow.com
5. I will fax a "Just Listed" flyer to local Real Estate offices.
6. After three weeks, I send a flyer to 6,000 realtors' who are selling homes in the surrounding areas of your homes' location.
7. I market your listing to a large database of past clients.
8. I will send out "Just Listed" postcards to the people in your neighborhood because 35% of all sales come from people in your neighborhood who tell a friend or family member about the neighborhood and your home/property.
9. I will hold an "Open House" the first or second weekend after you list your home with me.
10. I will take pictures of the inside and outside of your home and create a virtual tour that will be placed on your listing with the Multiple Listing Service.
11. I will solicit feedback from each realtor who shows your home/property and I will share every word of that feedback with you.
12. I believe it is of the utmost importance to ensure that a potential home buyer is qualified or pre-approved before a purchase agreement is written on your house. If I am not the selling agent, I always recommend that we get a pre-approval letter from a lender before we take your house off the market.
13. I will negotiate the best possible contract for you. It doesn’t matter how good the marketing program is, or how many offers you get, if your agent is not a good negotiator not only will you NOT get the best deal, but often the house won’t get sold. I take pride in this area of my business.
14. I will follow through after we negotiate an accepted contract. This is another very important part of the real estate transaction. There are literally dozens of things that can cause a real estate transaction to fall apart. If the agent is not experienced in having closed many transactions, and having the hands on experience in this area, this could cause a fall out at the last minute.
15. You and everyone else will have easy communication with me at all times. I offer my direct line, which is my cell phone, in all of my marketing materials. I have my phone on 9:00 to 9:00 every week day and 10:00 to 6:00 on Saturday and 12:00 to 5:00 on Sunday. I believe my business, like owning a store, needs to be open for a sale to be made. Therefore, if someone is interested in a property I have listed, they will be able to talk to me about it immediately.
